As a Get Living resident you are eligible* to:

• Pay no deposit*, referencing or administration fees
• A 36-month tenancy with a resident-only break clause
• A 2-month notice period at any point after the first 6 months of your tenancy

*Subject to contract, satisfactory references and Right to Rent checks.  Deposits are only required for company lets, student lets and applicants with a low credit score.

Charges you may encounter:

• Where required, utilities (electricity, gas or other fuel, water, sewerage), communication services (telephone, internet, cable/satellite television), TV licence;
• Council tax (payable to the billing authority);
• Interest payments for the late payment of rent (up to 3% above Bank of England’s annual percentage rate);
• Reasonable costs for replacement of lost keys or other security devices;
• Contractual damages in the event of your breach of the tenancy agreement

Our application process:

• Under the Immigration Act 2014, we are required to check that all adult occupiers over the age of 18 have a right to rent in England.  We will, therefore, ask you to provide original acceptable document(s) to be verified by a member of the Get Living team. All adult occupiers must visit us in person with their ID to be verified within 72 hours after expression of interest.  Those with a limited right to remain will also need to provide us with their document(s) within 28 days of the proposed tenancy commencement date.  A list of acceptable documents can be viewed here: https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/573057/6_1193_HO_NH_Right-to-Rent-Guidance.pdf
• You will need to provide us with your most recent payslip and corresponding bank statement so that we can verify your declared income. If you are self-employed, an accountant’s reference along with bank statements will be required.
• We will require proof of your current address.
• Our referencing is carried out by a third-party provider Canopy and you can complete their application online.  Canopy will cover the following checks:

1. Experian credit score
2. Income verification (on most applicants)
3. County Court Judgements (CCJ’s)
4. Politically Exposed Person (PEP) & Sanctions
5. Insolvency
6. Address Verification
7. Know Your Customer (Govt ID, checked externally)
8. Anti-money Laundering & mortality checks
